  • Determine the appropriate listing price based on market conditions for your home & understand the difference between list price & sold price.

3. PREPARATION

  • Get ready to show off your home to buyers
  • Deep clean and declutter.

4. PRESENTATION OF OFFERS

  • Your listing agent will present incoming offers to you
  • Remember that offered price is only one component of a potentially good offer. Consider terms, requirements & written expectations that are included with the offer.

29 Steps To Picture-Perfect Showings & Online Photography

  1. Hang a wreath or door treatment. 
  2. Add new welcome mat
  3. Test all lights and replace bulbs as needed. 
  4. Leave all lights on and all fans off. 
  5. Touch up paint and fill holes or scratches in walls.
  6. Declutter as much as possible, removing excess furniture and family items. 
  7. Clear countertops of all appliances if possible. 
  8. Empty sinks and put away all dishes. 
  9. Put all sponges, brushes and dish soap under the counter. 
  10. Empty garbage and move cans & bins to garage. 
  11. Remove all artwork and magnets from refrigerator. 
  12. Remove all items from the top of the fridge. 
  13. Put animal dishes and kennels out of sight. 
  14. Remove rugs, potholders, trivets and dish towels. 
  15. Make beds and tidy the rooms. 
  16. Put all clothing, toys and valuables away. 
  17. Remove family photos.
  18. Clear countertops of all personal items. 
  19. Clear shower stalls and bathtubs of all personal items. 
  20. Clean mirrors and glass surfaces, empty garbage and hide bins. 
  21. Hang towels neatly and remove rugs.
  22. Remove plungers and cleaning items. 
  23. Keep toilet seat and lids down. 
  24. Lawn should be freshly mowed & edged, and bushes trimmed.
  25. Neatly coil hoses. 
  26. House numbers should be clean and visible (not faded.) 
  27. Pressure wash driveway. Manicure gardens. 
  28. Move or remove any yard clutter.
